We are a Real Estate Investment Consultancy firm, that provides a range of services to investors and work along side with them during their venture in Portugal. We also provide brokerage services to sellers.
All companies operating in the real estate industry in Portugal providing real estate investment/transaction services and advisory are regulated and licensed by IMPIC - Instituto dos Mercados Públicos do Imobiliário e da Construção. Our license to provide brokerage services is AMI-18990.
We are mainly a Real Estate Consultancy firm, where we select, transact and manage investment opportunities in the real estate market.
Within the scope of the Investors Club, in some specific pool-funded projects we also participate as an Equity partner.
We have a professional team with experience and local knowledge that covers all the steps needed to carry out an investment in Portugal, namely:
- Research & Selection of suitable assets;
- Negotiation process support;
- Due Diligence coordination;
- Transaction management (liaison with lawyers, tenants, brokers, architects, financial and public institutions);
- Project Management;
- Exit strategy.

CORE
Target IRR: 4-6%;
Return composition: focus on income;
Trophy assets, long lease terms and triple-A tenants in prime locations.
CORE +
Target IRR: 10-14%;
Return composition: focus on income + appreciation;
Assets with upside potential: repositioning, moderate rehabilitation.
VALUE-ADD
Target IRR: 10-14%;
Return composition: focus on income + appreciation;
Assets with upside potential: repositioning, moderate reabilitation.
OPPORTUNISTIC
Target IRR: >15%;
Return composition: focus on appreciation;
Distressed assets, full rehabilitation or greenfield developments.
The Club is a digital hub where we provide tailor-made services to investors that need local representation (buy-side support). Members of the Investors Club have also access to investment-pool opportunities under BlackOAK management. To become a member you will need to register through the form available on this website.
Investors need to be part of the Investors Club. Our team prepares an Investment Memorandum (IM) for each project and, under a Non-Disclosure Agreement (NDA), presents it to the Investors Club Members, inviting them to take an equity share in the asset through a Special Purpose Vehicle (SPV).
